Top 3 New Build Subdivisions in Mesa, AZ
I've walked nearly every new build model from South Mesa, to East Mesa to North Mesa. I've driven each subdivision & spoken with every builder's sales agent. I've looked at price per square foot, amenities, lot sizes, schools, resale value and location, location, location.
The major things that qualified these 3 as the best of the best were location, which includes their proximity to freeways, good schools & daily conveniences, but also price per square foot in conjunction with lot sizes & finishes available.
Here are my Top 3 New Build Subdivisions in Mesa.
Trovita Norte by Taylor Morrison Homes
Located in the heart of the Groves of Mesa Trovita Norte is located on, arguably, one of the best intersections in the city. Surrounded by the orange groves & a stones throw from some of Mesa's most prestigious real estate Trovita has it's resale value locked in tight. Not to mention, all homes are single story & lot sizes begin at 15k square feet. You'll pay a little extra for the gates & the lot size, but this subdivision will hold its value for years to come. Whether your downsizing or moving up, you won't need to hesitate putting in nice finishes or an over-the-top pool as this community can sustain that value.
Eastmark by DMB
The only hesitation with Eastmark is its location in proximity to other cities & airports. If you work downtown or in North Scottsdale, this probably isn't the location for you BUT if you work in the East Valley, or from home, this community is really tough to beat. First, the community is huge. 3200 acres to be exact and offers homes from 11 different builders. No matter your budget, Eastmark offers a home that fits. The community also offers incredible amenities from parks (that are seriously over the top fun) to walking paths to swimming pools & the community center. Eastmark really is a way of life and while it is located a bit off the beaten path, it has so much to offer, I had to include it as one of the best.
Now. If you looked at Eastmark & just said out loud to yourself that is too far. Way too far. Lehi Crossing might be the spot for you. Hands down, there is not a new build in Mesa with better freeway access. Located off McDowell Lehi Crossing spans all the way from ValVista to Gilbert Road and is 15 minutes from Scottsdale or Tempe & 20 minutes from Sky Harbor Airport. Tough to beat.
Within the community there are 2 builders, Taylor Morrision & William Lyons Homes with 4 different product lines. Between those 4 product lines you have starter homes by William Lyons all the way up to the 400's by Taylor Morrison. Gated and quiet there are plenty of parks & walking trails as well.
