Top 3 New Build Subdivisions in Mesa, AZI've walked nearly every new build model from South Mesa, to East Mesa to North Mesa. I've driven each subdivision & spoken with every builder's sales agent. I've looked at price per square foot, amenities, lot sizes, schools, resale value and location, location, location.
The major things that qualified these 3 as the best of the best were location, which includes their proximity to freeways, good schools & daily conveniences, but also price per square foot in conjunction with lot sizes & finishes available. Here are my Top 3 New Build Subdivisions in Mesa.

Another great project in Mesa, AZ by Taylor Morrison! I've been on pins & needles waiting for this project to open for months. Literally. Months. Pathetic? Perhaps. But now you may understand my love of new homes. It runs deep. These beautiful models are a stones throw from where I grew up in the heart of the orange groves & if you've never smelled orange blossoms, well there is nothing better. Starting right at $500k, these particular floorplans range in size from about 3300 sq ft to over 4500 sq ft...the best part, they are all single story! Game changer. We can't work with you on the purchase of your new home, if we don't accompany you the very first time you walk new models. Walked these models with a client yesterday & I could probably start it and end it right here: the kitchen. It's even more amazing than it looks. I'm mostly loving the dark back splash, what do you think?!? While I know an all white kitchen is 'the thing' right now, I've never quite been sold on ALL white, I always need a little contrast & this back splash does the trick! The master bedroom/bathroom situation was perfectly appointed -- if you'll notice in the photo above, that's a mini fridge, that actually looks cool & a TV mounted on the wall. Am I the only one that likes listening to the news while I get dressed? In this case, I could watch it from the bathtub too. Little built in study nooks for the win. And family rooms with plenty of space to spread out. This project is located in Mesa with homes ranging in price from $280k - $380. This particular model (all photos are from one house this time) is about 3,900 sq ft starts at $380k. Like I've said before, I believe in home. Another great project in Mesa, this time by Taylor Morrison. I've owned two Taylor Morrison Homes & recently they've been awarded America's Most Trusted builder. They are coming to close-out on this particular project, I think there are less than a dozen lots left, but they are some of the best yet to be released! Typically you like to be one of the first lots to be build in a project because you usually get the best pick of lot & the best price point, BUT there is something to be said for getting in before the close-out as well. On the front end there are often kinks to be worked out on the construction end. While a lot of time and effort goes into making plans perfect before you build, there are always things you realize after you build. By the end of the project, most those kinks have been worked out. Lights end up in better spots, outlets where they need to be & sometimes features that were upgrades in the beginning become standard by the end. That...and you don't have to live through the years of construction...all major bonuses to coming in at close out. There are two different product lines being built, the first starts at the mid 300's and the second a the high 300's. The models (and thus pics) are of the smaller product line. If you're in the market for a SOLID one-story floorplan, this might just be it. With single story floorplans at 2500 sq ft - 3500 sq ft, there are plenty to choose from. You can guess my daughter was ALL OVER this room. I did like what they did to the closet...assuming you don't need any of that space, maybe something to consider? Bedding is from Pottery Barn Kids. When I saw the sign for Porchlight Homes on McKellips & Sossamen I immediately had to text them for the details! This is an exclusive gated community with only 20 lots (!) all of which are 12,000 sq ft or more. Sigh. A big lot is game changer for me & these hit the sweet spot. There is a killer single level floor plan that I'm sure they are going to sell like hot-cakes & a two-story one that has me all heart eyes. The best part? 3-car-garages are standard & my favorite plan can accommodate up to a 5-car-garage! The GRAND OPEINING IS THIS WEEKEND! Sodalicious will be there on Saturday (10/8) from 11-3.
